How to Save Money on a Planning Application

Planning can be expensive — but many costs are avoidable. Here’s how to keep more money in your pocket.

1. Pick the right route

Check first if your project is Permitted Development, Prior Approval, or needs a Full Application. Choosing wrongly costs time and fees.

2. Provide the right drawings

Scaled, consistent drawings avoid invalidation notices. Include north arrow, dimensions, and titles.

3. Address constraints early

Check for Conservation Areas, flood zones, trees, and highways visibility. Commission surveys only once, not twice.

4. Use Pre-Application where useful

Not always essential, but can prevent refusals by clarifying issues before submission.

5. Speak the policy language

Quote the NPPF and Local Plan policies. Show compliance, not just opinions.

6. Be neighbourly

Designs that reduce overlooking/overshadowing avoid objections.

7. Follow the validation checklist

Every LPA has one. The PLAIN Report pulls yours automatically.
