Permitted Development (PD) is a national set of rights that allow certain works without a full planning application. Here’s what householders need to know.
Who benefits from PD?
Houses (not flats or maisonettes). Rights are stricter in Conservation Areas, AONBs, and other designated land.
Key PD rights
- Rear extensions: Depth limits apply (3m–6m depending on type). Must not exceed height/eaves limits.
- Loft dormers: Limited by volume, must be set back from the eaves, and not on a principal elevation facing a highway.
- Outbuildings: Can often be PD if within curtilage, height, and siting rules.
When PD does not apply
- Article 4 Directions may remove it.
- Listed buildings always need consent.
- Conservation Areas have tighter restrictions.
What is Prior Approval?
Some PD rights require councils to check certain impacts (e.g. large rear extensions). This is not the same as full permission.
